I´m sorry, but this a today´s ¨human condition¨ story.

You can see in the media how Ukrainians don´t want their own compatriots back from China in these days. You can also see the whole World isolating the ¨infected ones¨, at the same time that everybody is using their own private ¨saving masks¨, even when they go to buy a box of milk. Fear is a essence for Humanity, rather in China or the USA and Europe.

According to this, the private jet traveling industry is apparently booming in a total unexpected way, as profesor Daniel Langer resumes in his Jing Daily article. This means what we commonly say ¨When one door closes, another one opens¨.

¨Privacy¨ has always been a traditional condition for the ¨Real Luxury¨ market, meaning what just a few can really do. Now, I guess we will have to enter thinking about the other parallel concept of ¨isolation¨, as a new hidden driver value for the real exclusive Life, where nothing/nobody surrounding you can bother whatever you are involved in. In this coronavirus case this simply means ¨self-protection¨ relating to health, but let´s be realistic, this will point the beginning -fully sure- for a new social era where Luxury will become really ¨real¨. Specially still today, when I guess the concept of ¨Luxury¨ is practically dead, if we are forced to recall it ¨real¨, to make it different from the ¨other modern new Luxury¨, as that one created by new rich millennials with the pockets full of money and a reduced brain.

For all these ¨new people¨, the giant Amazon is already creating a new ¨Luxury platform¨ to sell its ¨luxury products¨ -read this invaluable Pamela Danziger´s article please-. I told her this same question was probably made 150 years ago, for the case of the famous Harrods store in England. For this conclusion the answer might be ¨yes¨, making the big difference for whatever is “real exclusive”, which will never be available in Amazon. ¨Exclusivism¨ doesn´t know about big markets or expansive viruses. This is all about ¨intangibles¨.

Some people say ¨nothing but a classic style construction¨. Others say ¨Contemporary is the Future¨. ..All right, let´s make some good lines about this.

The thing is, I had such a good conversation with honorable Mr. Conde Rudi in Marbella about this subject almost two years ago. To be honest, he was very upset in that moment about ¨new contemporary villas¨ in Marbella. In his opinion, these new constructions (he calls them ¨cubes¨) are bringing ¨this kind of Tourism¨ that is currently invading Marbella. He was meaning the new young loaded crazy ¨bas***ds¨ with Ferraris and no education, that behave as if the World was theirs. These guys who put their noisy engines in a 200km/h. speed at an 80-limited street (not even a road). The same ones who drink like animals, shoo the good ones away, and definitely, change the traditional ¨glamour¨ that made Marbella famous once, into what this place is becoming today. In this sense, he says if we keep going in this way,  it will be difficult we can compete against Monaco again, like Marbella did in the golden days.

In parallel the new style construction villas, in his opinion, totally ¨crash¨ with the traditional Marbellian coastal landscape, traditionally build by real classic-luxury mansions during the last 60 years. The same effect happens even harder, when we take a look at the old town in Marbella, created in the Xth. Century by the Arabs, and what means a whole cultural andalusian pride today, used as corporate image in many advertising campaigns, for the international promotion of the Andalusian Government.

THE FUTURE IS INDISSOLUBLY OUR NEXT STEP.

In the other hand, I attended the last SIMED Real Estate Hall edition in Malaga City, just three months ago. I casually had the same chat again in this Forum, this time with Mr. Jose Ignacio Esteban, General Manager in ¨Avintia Industrial¨, one of the biggest construction companies in Spain.

When I told him everything relating to my chat with Mr. Condi Rudi, he got ¨shocked¨ at first moment. He recognized he had never had a conversation like this before, and in a most-honest way, he said ¨this is something important to think about¨.

His conclusion was, the market sets aside judgment always, and the market offers what the market demands. In this sense, construction companies just follow these basic rules to build what people really demand. In his opinion, people are searching for new ¨sensations¨ today. People need to feel ¨exclusive¨, through outstanding properties that make the difference with the past, the context, or the traditions. ¨History¨ is a second level matter today, and buyers pay now for modern-technological-sustainable with amazing views houses. That´s all, who cares the rest.

Therefore, buyers are who pay, and in this current capitalist system where ¨money¨ means everything, buyers simply are the ¨deciders¨. Like it or not, we all have to respect this, otherwise you can put your own money and decide by yourself.

FORTUNATELY THERE ARE ARCHITECTONICAL SUCCESSFUL PRECEDENTS.

I am originally native from the Basque Country, North of Spain. There were big controversies in the 90´s about two current relevant buildings there: The Guggenheim Museum in Bilbao, and the Kursaal Center in San Sebastian. Absolutely no-bo-dy agreed those type of constructions in the beginning, and the social reason was always the same: ¨who wants those modern ¨monsters¨ here??¨. Today nobody conceives any of both cities without them, even Basques feel proud of them, and they would never imagine their current cities without their ¨monsters¨. They brought ¨Modernity¨, and they completely changed the idiosyncrasies of their social environments. Today, both cities are strategic touristic centers in the area, and a whole Basque population continuously grows becoming a referential 21st. Century society.

This is not a unique isolated example, and you can find similar references in Spain such as the ¨City of Arts and Sciences¨ in Valencia, or the ¨Torre Glòries¨ in Barcelona. If you go abroad, the Petronas Towers in Malaysia, the Sydney Opera House in Australia, or the Zeitz MOCAA Museum in Cape Town are undoubtedly representative cases too. In this sense, I guess we can all agree the civil public construction brought a new ¨lifestyle¨ concept adapted into a private contemporary residence way of life now.

..And this simply means ¨The World keeps rolling on¨. Probably we might be currently surfing on a current ¨construction wave¨, but let the market say the last word.

Well, I must admit this is a real dream come true for me. I always say when you evidence ¨passion¨ for what you do, Life is mutual with your proceed.

This is the simulation for what comes in the next months. A beachline Luxury mansion for a ¨top class super-VIP¨ client that decided to set his life in Marbella-Spain, and will bring his exclusive private luxury car collection with him. In this occasion, the picture shows the proposal for a glass-walled parking garage area, where the roof becomes a terrace floor at the swimming pool & garden areas, within amazing-privileged sea views. ..Can you imagine it???!!,.. in this sense, the garage gets into a kind of ¨trophy cabinet¨ where guests will be able to get delighted at the private parties in the place. Obviously the future owner of this beauty got excited for the plan, and this will be a real fact soon. No matter anything else but ¨execution¨; no lack of whatever else.

THE BEGINNINGS FOR EVERYTHING.

As you can sense, a project of these huge dimensions requires the ¨gift of the opportunity¨. You have to be at the precise place in the right moment, otherwise this would have simply been a crazy story.

When I was contacted for ¨a coffee¨, I would have never imagined what there was in behind. My friend said ¨George I need you, leave everything¨. ..When she explained everything in detail, I began to follow her instructions. These are the ¨keys¨ that I consider strategic for the successful path since the origins of the case:

1. TRUST & HUMILITY.

When a project like this enters your Life, forget concepts as ¨commission¨ or ¨profit¨. You just have to BELIEVE! in yourself, and bet for an extraordinary opportunity that your career faces. In a current World invaded by ¨egos¨, the 70% of the projects fail down due to ¨authoritarianism¨. So, it is important to know how to listen to the others, being capable of providing solutions at the same time. This is how work teams grow, and this means you will be wrong if the first question is ¨how much my money will be¨. You just evidence you are the right person for this since the beginning,  …and the rest will come.

2. PERMANENT DISPOSITION.

Everything matters, even though you think something is trivial. You can´t imagine how many ¨potential good options¨ we have been prospecting during the last three months, in order to achieve the ideal land plot or property existing in the market, for a hypothetical final solution, being capable of satisfying the demanding needs of the client at the same time. This means, if a lawyer, or architect, or whoever involved in the case, calls you whenever saying ¨we have to meet this person in 15 minutes¨, you are always obliged to say ¨YES¨ with no excuses. People have their own Life, their own duties, their own needs to solve, and if they just minimum sense you are ¨occupied¨ in the first moment, then they will consider the idea of prioritizing in their things too. …And obviously, in that instant moment the solution flies away, what means you will not have the same potential chance in the path again. This is it.

In my opinion, I think this could be the most strategic key for the success of whatever in Life.

3. THINK EXCLUSIVE.

The client knew exactly what he wanted, but we had to be ready to offer what might make him ¨get surprised¨. In this way, fortunately we were agile at the moment of searching what he exactly needed, contributing with the proposals that the team work generated just thinking about ¨what our ideal house¨ was in mind. Being realistic, acting responsibly, and offering gratefully.  Behaving always like this, the final feeling of the client got into a new perception about ¨Wow!, these guys are really dying for me¨. ..In that moment, we finished being ¨just providers¨, and we became ¨TRULY SOLVERS¨.

My best reasons for a fruitful 2020

President Calvin Coolidge used to say Christmas is not a time nor a season, but ¨a state of mind¨. In this sense, I wish you all a total happiness state of mind today & ever.

This Year 2020 will begin full of big changes as usual every year. This is a big tip now: keep doing your things well, and there is no reason to fear. Humanity showed  that we always go on along the whole History, no matter what the circumstances are.

1- Brexit.

Obviously the ¨Brexit¨ will mark a total turning point for all of us, not just in Europe but the entire Planet. I always say another door opens when one is shut, and we have to be ready now for the big ¨tsunami¨. I´m pretty sure a lot of ¨Brits¨ will take advantage of buying a property wherever in the World, in order to get the residential visa in that country according to their private interests. In this way, the Costa del Sol area in Spain will become a strategic investment meeting point not just for climate, but the door that opens for whoever manages interests at the whole European Continent. Keep this in mind, offer strategic solutions, be effective, and the rest will come. Do never consult properties thinking about a residential visa for these clients, but for an investment solution for their lives. They need to kill two birds with one stone.

2- Energy & Technology & Security.

¨Certificate¨ is the key word at the moment. Everything is getting under a ¨hard legal control¨, and you will get into a big problem if you decide to take action by yourselves. Due to this ¨ecological wave¨ we are all involved in (good), now properties are obliged to behave according legal terms related to energy efficiency and sustainability. This means, if your property doesn´t follow the rules, will become a total failure soon. Investments in smart control systems will get into proper steps, beyond just modernizing an equipment.

It´s absolutely important to be present in the center of the Map.

The ¨Costa del Sol¨ region in Spain is a Worldwide famous location for being considered a central meeting point for business matters. People from Singapore and Mexico City (for instance), agree locations like Marbella or Estepona as perfect places to set their meetings for their private interests. The same happens when somebody from Hong Kong needs to meet a person coming from New York. ..Or Moscow & Buenos Aires, Cape Town & Miami… they all agree an equidistant place with good weather where they can close their deals in a proper environment.
